Transaction Coordinator

Transaction Coordinator manages your real estate files from signed contract to close. The AI reads the paperwork. You approve what happens next.

From contract to close

Upload a contract and the AI extracts the people, the dates, the tasks, and the open questions into a draft checklist. You review and fix the draft, then start the checklist. Starting syncs everything into your CRM: contacts, vendors, and a pipeline for the deal.

The core flow works today. The product marks this area as still being built out, so expect details to change.

Upload a contract

From the Transaction Coordinator screen, click Upload New Contract and pick a PDF or text file.

A Sample mode checkbox is on by default. Sample contracts are marked with a Sample badge and their outbound messaging is locked. Nothing sends from an upload, ever.

The AI review

After upload, the AI reads the contract and prepares drafts. You see counts for the people, the key dates, the tasks, and the questions it found.

Click Apply Drafts to bring them into the checklist. Drafts are for review only. Nothing sends from the contract page.

Intake details

The Start Checklist needs a few facts from you before it can start:

  • The property address.
  • Your side of the deal: buyer, seller, dual, or unknown.
  • How you want updates: email, SMS, Telegram, or manual.
  • The contract date, the effective date, and the closing date.

Start the checklist

Start unlocks once everything required is present: the review applied, the property address, your side, the dates, the update channel, and the key parties. The key parties are the buyer, the seller, your agent, and title or closing. When the contract mentions financing or inspection, a lender or inspector is required too.

Starting the checklist turns on Create CRM Records + Pipeline. That turns stakeholders into contacts and creates the pipeline for this transaction.

People and vendors

Every stakeholder shows their role and whether they are linked to a CRM contact. Edit email and phone inline, and add missing people or vendors from a role list of thirteen: realtor, cooperating agent, title, closer, lender, inspector, appraiser, HOA, insurance, attorney, buyer, seller, and other.

Dates, tasks, and questions

The contract page lists the dates, the tasks, and the questions from the review as read-only lists. Tasks carry their own follow-up timing.

Nothing sends automatically

You review the drafts, and nothing sends until you act. Sample contracts stay locked: their outbound messaging never sends, from upload to close.
